If you’veĀ been house hunting lately (or even if you haven’t), you probably knowĀ thatĀ finding the right home—especially one that fits your budget—can feel like searchingĀ for a needle in a haystack. That’sĀ because from coast to coastĀ to coast, Canada is facing a serious housing shortage.Ā šŸŒŠā›°ļøšŸŒ¾šŸžļø


To help tackle this, the Canada Mortgage and Housing Corporation (CMHC)—our national housing agency—launched the Housing Supply Challenge. As part of their work, CMHC plays a big roleĀ in promoting and supporting accessible and affordable housingĀ developmentĀ across the country. They provide mortgage insurance, fund housing research, and support innovative programs like this one to improve the overall housing systemĀ including affordability.Ā

ā“What Is the Housing Supply Challenge?Ā 


The Housing Supply Challenge is a $300 million initiative that invites individuals, organizations, and communities to come up withĀ creative, real-world solutions to increase housing supply. Over five years, CMHC is distributing funding across five themed rounds, each targeting a specific barrier to housing development:Ā 


  • Round 1: Data Driven – Focused on improving housing data to support better planning and decisions.Ā 

  • Round 2: Getting Started – Aimed at streamlining the early development process to help more projects get off the ground.Ā 

  • Round 3: Northern Access – Supporting innovative ways to overcome supply chain issues in northern and remote communities.Ā 

  • Round 4: Building for the Future – Encouraging new construction techniques to build more affordably and sustainably.Ā 

  • Round 5: Level-Up – Helping successful projects scale up and make a bigger impact.Ā 


So far, up to $137.7 million has been committed to 40 finalist projects—all with the goal of getting more homes built,Ā faster.Ā 


🧐Why Does This Matter to You? 


While it’sĀ encouraging to see these large-scale initiatives gaining momentum, they’reĀ part of a long-term solutionĀ for Canada’s housing crisis. In the short term, tight supply continues to affect affordability and availability—especially in suburban communities outside of major cities, where many of my clients are buying. Fewer listings mean more competition and, often, higher prices.Ā
